Land

The ranch has varied topography that ranges from grass-covered hillsides, pastures, tree-covered river bottom and hay fields. The Belle Fourche River joins the The Cheyenne River on the west portion of the ranch and runs along the southern boundary of the ranch for more than three and a half miles. Pine Creek meanders through the ranch for almost 5 miles from north to south. The ranch has a nice set of working facilities. The property is well watered with pipeline and stock tanks from a shared water well along with numerous ponds. There are approximately 393 acres of hay ground along the river bottoms. For the hunter, the ranch provides very good whitetail and mule deer hunting as well as wild turkey and upland birds.

Sellers will convey with the property 100% of whatever mineral, oil, gas, geo-thermal, hydrocarbon and gravel rights they own, subject to reservations by previous owners. The Sellers make no representation as to the quantity or quality of any mineral or other sub-surface rights appurtenant to The Two Rivers Ranch.


Region & Climate

Meade Countyis located in western South Dakota. It encompasses a total of 3,482 miles of which 12 miles is water. The population as of last census was 25,434. The county seat is Sturgis. This is the largest county in South Dakota as far as land. TheSturgis Bike Rallyis a world famous Motorcycle Rally held around the first couple weeks in August.
Rapid City, which is 2 hours from the ranch, is a base camp for driving in and around the Black Hills area. Peter Norbeck Scenic Byway winds in front of Mount Rushmore through the pigtail bridges of Iron Mountain Road and the granite spires of the Needles. Nemo Road runs alongside pine forests, meadows and mountain creeks and joins with Highway 385 leading to the historic mining town of Deadwood.
From the four faces carved high on Mount Rushmore and the Cathedral Spires of Custer State Park to the wondrous caverns of Wind Cave, from the otherworldly Badlands in the east to Devils Tower in the west the Black Hills are home to many truly monumental places. The Two Rivers Ranch is located approximately 10 miles south of White Owl, South Dakota in Meade County. From White Owl on Highway 34, go east 1.5 miles, turn south on Corral Road for 2.7 miles, turn East on Torchlight Place and proceed SE 4.8 miles to the north end of the ranch
The Two Rivers Ranch, as previously described herein, is offered at US $10,950,000.00. The ranch is offered as a whole as shown on accompanying map. Cash or Terms acceptable solely at the discretion of the Sellers. The conditions of sale are as follows:

All offers to purchase, or letters of intent must be in writing.
Earnest money deposits will be placed in escrow with SoDak Title, Rapid City, SD
All Prospective Buyers must demonstrate, to the satisfaction of the Seller, absolute financial capability to purchase the Ranch prior to scheduling an inspection of the Ranch.
The Seller will provide and pay for a standard owners title insurance policy. Any endorsements requested by the Buyer or any lender will be at Buyers expense. Title to the real property will be conveyed by a warranty deed.
The property is being offered in As Is condition. Prospective buyers are encouraged to conduct their own inspection.
